Kinheim Villa lies on the gentle slope down to the Mosel, with a view across the river to the village of the same name on the opposite bank. The site of the villa is a fine example of how making use of features in the local landscape were more important than aligning the villa on a particular point of the compass. The front faces not south, as was usual, but north. The development of the complex is reflected in two phases: the first villa from the early-2nd century was c. 28 x 17 m in size, and was replaced a century later by a much larger new building (43 x 25 m) of the same type, in some places making use of old walls. The villa not only had a porticus along the main front between the two projecting corner pavilions, it also had a slightly shorter one at the rear facing the hillside.

The entrance to the new main building of the country estate was also in the centre, leading to a room that served both as living and working quarters. A bath was integrated into the south corner of the complex. The pool in the cold bath was in an apse that projected from the façade. The new building offered more rooms for living, working and storage than its predecessor.
